I think one of the first things I'd do would be buy a town centre apartment to rent as an AirBnB, but offer discounts to sex workers who want to use it.

I'd spend a day or two a week there myself, switching between trans domme and sissy hooker, having spent the change on furnishings and equipment. Might become sustainable enough to last longer that a year 😉

It would probably require way more than 1M, but if possible: 

I would buy out a major fashion label, get Leohex's main Lycra supplier onboard, the best marketeers, a handful of talented new designers and then simply infuse haute couture, mainstream retail fashion and streetwear with shiny Lycra in ways which would elevate it to levels of evergreen trend, without falling into the common trope pitfalls of "it being only acceptable as workout wear" / having to play the sports & exercise excuse card.
